The 20,356m² site was a disused rural property containing a detached dwelling, driveway and swimming pool. It was located approximately 450 metres from the Rouse Hill Town Centre, immediately north of the intersection of Schofields Road and Windsor Road.

The project involved the construction of a staged residential development comprising six (6) residential flat buildings and a total of 289 apartments, including 30 adaptable units and basement parking for 406 car spaces with a total residential GFA of 25,293m².

Our initial involvement was to prepare a due diligence feasibility study prior to our client purchasing the land followed by the preparation of a Development Application and Statement of Environmental Effects.

Following receipt of the planning consent, the land was on sold and Ryan Planning was further engaged to prepare a comprehensive Section 96 Modification report.
